Reduce, Reuse & Recycle- Minimize our impact to the environment by utilizing best management practices and proven technologies that exceed the expectations of our guests.

  • Comprehensive Waste Management Policy that address proper disposal and recycling of materials and limits the amount of waste sent to the landfill. This policy will address products such as: recyclable materials, e-waste, light bulbs, batteries, grease and paint.
    • Currently working with Waste Management to establish pilot wet-waste (food) recycling
  • Paper Reduction Program – resulting in a reduction of 14 cases (140,000 sheets) on average, per month.
    • All in-house computers are defaulted to print double sided
    • Regular scheduled reports are e-mailed out and printed only when necessary.
    • Paperless on-line access to HR information, benefits, 401K, associate surveys and all applicants who apply to Montage, apply online.
  • Energy Reduction Program
    • Conversion of back of house lighting from incandescent to fluorescent.
    • Specification of Energy Star appliances during renovation.
    • Establishment of a monthly utility tool to measure costs and benchmark energy reduction over set time periods.
  • Bottled Water Reduction – Installation of a “Natura” water filtration system which utilizes reverse osmosis and ultra violet light to produce a high quality level of water served in both banquets and The Loft restaurant. This is in place of purchasing bottled water and having it shipped to our property.
    • Savings of 20,000 bottles per year
  • Environmentally Preferred Purchasing (EPP) Plan – A procurement policy put in place to give preferential treatment to products and services that meet benchmark environmental standards. Example – Biodegradable plastic cups used throughout the property which breakdown automatically when disposed of at a typical landfill.

Environmentally Sensitive Approach to Landscape

  • 100% use of reclaimed water for landscape purposes
  • Integrated organic fertilizer and landscape program which limits the amounts and kinds of pesticides used on site and gives preferential treatment to organic fertilizers.
  • Native and adaptive landscape palette which allows for a reduction in the amount of irrigation necessary. Example – Paspalum turf species which is designed to better handle reclaimed water, which has a higher TDS (total dissolved solids) count.

Stormwater Runoff Filtration – All runoff, prior to entering city storm drain system, is filtered onsite through the use of CDS (Continuous Deflective Separators).

  • All water runoff from Montage Laguna Beach is diverted to filtration system before making contact with sewers.

Social Responsibility and Resource Protection – Montage associates commitment to protecting surrounding environment and local community

  • Quarterly Beach Clean-Up events. 60-90 Montage associates clean the beaches of Aliso Creek Beach, Victoria Beach, Goff Island and the coastal area in front of Montage.
  • Tide pool docent / Guest education program
  • Partnerships with Ocean Institute, Boys & Girls Club, SchoolPower
  • Establishment of Environmental Impact Committee focused on looking at day to day activities of Montage Laguna Beach in order to establish more sustainable operations.
  • No Styrofoam is used on property, substitute materials are either recyclable or bio degradable.

Montage Beverly Hills – Achievements

Montage Beverly Hills has achieved Gold level Certification under the U.S. Green Building Council’s (USGBC) LEED for New Construction rating system.

This is the first certified ultra-luxury hotel in Southern California for LEED for New Construction, one of just four Gold certified hotels worldwide designated by this third-party benchmarking system designed to encourage the design, the construction and the operations of more sustainable buildings. Montage Beverly Hills is also the first newly constructed mixed-use hotel and residential project to be LEED certified as a single development, denoting it as a high performance building that is a responsible, efficient and healthy place to live and work.

Some of the key features include:

  • Creating energy efficient systems that modeled out as 43% more efficient than a standard mixed-use building.
  • We were able to recycle 83% of the construction waste from the site, limiting the amount of waste sent to landfills.
  • We were able to source 28% of the building materials used on site from within 500 miles of the project.
  • The project itself is located in close proximity to local infrastructure, limiting the need of our guests to have to drive to area attractions.

Montage Beverly Hills Gold LEED Credits

Each project certified under LEED for New Construction V2.2 rating system earns credits for factors that are assessed by the USGBC against desired performance goals in six environmental categories.

Montage Beverly Hills earned a total of 39 credits in these environmental categories:

  • 8 credits for Sustainable Sites, including offering public transportation access, bicycle storage and carpooling van parking for employees
  • 1 credit for Water Efficient Landscape, installing an irrigation system that reduces potable water consumption by 54%
  • 12 credits for Energy & Atmosphere, including selection of highly efficient heating, ventilation, air conditioning and refrigeration systems that minimize or eliminate emission of compounds that deplete ozone or contribute to global warming
  • 5 credits for Materials & Resources, including effective construction waste management, use of recycled building materials and use of materials from within 500 miles of the project site
  • 8 credits for Indoor Environmental Quality, including use of eco-friendly and low-VOC paints, sealants and adhesives; efficient lighting systems, and specific seasonal temperature and humidity controls that ensure personal comfort
  • 5 credits for Innovation in Design, including adopting an Environmentally Preferred Purchasing Plan, locating all parking underground and developing a Green Housekeeping Program

Montage Beverly Hills – Design Features

In addition to the LEED specific requirements, other Design features include:

  • Creation of a public garden in the downtown Golden Triangle, totaling over 28,500 square-feet.
  • Utilization of saline chemical treatment for the pool maintenance program.
  • In-room electronic systems providing the guest the latest in technological advances for lighting, temperature and media controls.
  • Use of Otis Gen2 Elevators, reducing energy usage by up to 50% compared to conventional systems.

  • Integrated Pest Management Program – A preventative maintenance program that limits the amounts of fertilizers and pesticides required onsite; and giving preferential treatment to organic fertilizer options.
  • Irrigation Management – Utilization of “smart controllers” that limit the amount of irrigation applied, based upon ambient conditions.

LEED Certification

Montage Deer Valley has registered the Hotel & Residences for LEED Certification under the USGBC’s NCv2.2 Rating System. We anticipate earning certification upon completion of construction and final application submittal.

EPA’s ER3 Pilot Program

Montage Deer Valley has partnered with the Environmental Protection Agency to serve as pilot for their national ER3 (Environmental Responsible Redevelopment and Reuse) Project. Highlights of this program include:

o Setting aside of 2,800 acres of open space in the form of a conservation easement.

o Enhancement of the public transportation system for Empire Pass.

o Participation in the Utah Blue Sky Partner Program by purchasing wind-generated power.

o Comprehensive site management program during construction, including storm water and construction debris management.

Construction Waste Diversion

Through 2009, Montage Deer Valley has been able to divert over 72% of the construction waste leaving the site from ending up in local landfills.

Regional & Recycled Materials

Montage Deer Valley is tracking towards their LEED goals in regards to specifying both local and recycled materials for construction.

Water Use Reduction

Through the use of appropriate water fixtures throughout the property, Montage Deer Valley will realize over a 20% reduction of allowed water use without compromising the guests experience. In addition, a native and adaptive landscape palette has been designed limiting the amount of required irrigation.
